Campsite Rates and Rules/Rental Agreement

Rates

Daily â€“ $45/night. Plus Tax.

Weekly Rate – $265.00 for 7 days/6 nights. Plus Tax. This includes power for weekly rental.

Monthly

Starting April 1st price will be $600 a month.

$500.00 (plus tax), a month with renter paying electric at first of each month. A late fee of $50.00 for rent and $25.00 for electric will be added after the 7th day of due date. Renter pays $200.00 deposit towards electric which will be used for last month electric bill. Renters who pay monthly and leave early (anything after 2 weeks) will not receive a refund of difference. Any rent/electric 30 days late may require immediate removal from campground and bill due in full. All electric deposits will be
mailed to you from the owners.

*All rates are based on 2 adults.

NOTE that the occupancy of the above referenced R.V. Park is similar to a hotel/motel. At a tenant’s violation of any rules, the landlord can ask the renter to vacate within twenty-four (24) hours. This agreement is not subject to the South Carolina landlord/tenant laws.

Storage

$50.00+ per month for container or outside storage

Storage rates do not include electricity.

Pavilion Rental

Campers – $50.00 per day

Non-campers – $100.00 per day *Visitor fees still apply

Campground Rules

Campground Rules

Violation of any of the following rules is grounds for removal from the property.

NO EXEPTIONS AND NO REFUNDS

1.     Check in time 12:00 pm and check out time 11:00 am or pay for another day.

2.     Do not cut down or deface trees for campfires.  Campfires must be in the approved fire pits only.  Absolutely no chain saws are permitted on the grounds.

3.     Garbage must be placed in tied plastic bag before throwing it in the dumpsters.  Visitors are welcome.  No visitors are allowed to enter the campground after 9:00 pm.  Visitors will park in parking area of renter they are visiting.

4.     Pets are welcome.  Please see pet rules agreement if renting monthly.

5.     Quiet time is 9:00 pm. Children under the age of 18 years must be at their campsite by 9:00 pm. This rule will be strictly enforced. Please be considerate of others.

6.     Only two vehicles and one camping unit allowed per site, unless prior arrangements are made. All vehicles must be operable/road ready.

7.     No tents or tarps allowed on camper sites.

8.     ATV’s and ORV’s are prohibited from the campgrounds. Golf carts are allowed.

9.     No boats or trailers allowed at campsites. Storage is available. Ask for details.

10.  NO cutting/trimming trees or shrubs.

11.  One picnic table per site. Do not take tables from other sites.

12.  All campers must be 15 years or newer and in good condition, unless management agrees upon.

13.  No parking on any grass. *No washing vehicles or campers*

14.  All monthly renters must use their own bathroom facilities.

15.  Management has the right to change rules at any time they see fit.

16.  Your lot must be kept clean at all times and not cluttered as to prevent mowing or weed eating of your site. We will not move anything to do either.

17.  If any rules are broken you will be given one warning. If you do not conform to the rules then you will be asked to leave the campground. You are not subject to South Carolina landlord/tenant laws.

18.  No political flags shall be displayed at campsights.

19.  No public display of alcoholic beverages is permitted.

Rental Agreement

PUMPHOUSE ROAD RV PARK

a/k/a C.B. Coleman & Sons, LLC

AND Renter agree as follows:

 

1.     RV SLEEPING CAPACITY:           Standard- 3 people

You certify that you agree to and understand the limitations placed on the number of persons permitted to occupy the premises, and unless prior written approval has been granted by Pumphouse Road RV Park, you agree to abide by such limitations: if not, you will be asked to leave with no refund.  The above renter is an adult and will be an occupant of the unit during the entire reserved period.  Other occupants will be family members, friends or responsible adults.  House parties are prohibited.  Any complaints will be dealt with on an individual basis with additional Security Deposit required if situation warrants.

2.     CHECK IN TIME IS 12:00 PM.      EARLY CHECK IN IS ALLOWED ONLY WHEN THE PROPERTY IS READY FOR OCCUPANCY AND PRIOR APPROVAL HAS BEEN OBTAINED.  Campsites are not to be occupied with a balance owing or without a signed rental agreement in the owners or management’s possession.

 

3.     CHECK OUT TIME IS 11:00 AM. PRIOR APPROVAL FOR LATE CHECK OUT IS REQUIRED AND AN ADDITIONAL RENT (OR PORTION THEREOF) MAY APPLY.

 

4.     CANCELLATION POLICY:          A 1-day fee is forfeited for any cancellation, with no refunds 30 days prior to check-in.  Any cancellations made within 30 days of arrival will be charged for the entire reservation and balance will be charged to the credit card on file.  Additionally, no refunds will be given for cancellations of reservations during a holiday week (Memorial Day, 4th of July, or Labor Day) for early check-outs or no-shows.  No Refunds will be given for cancellation or interruption that occurs due to inclement weather.

 

5.     INSPECTION POLICY:     An inspection is done after each check-out for any damage done to real or personal property.  The renter(s) shall be liable and solely responsible for any property damage, accident, injury to any person or loss sustained by any person or arising out of or in any way related to renter(s) use of the premises or the items of personal property provided by Pumphouse Road RV Park.  Renter(s) hereby agrees to indemnify and hold Pumphouse Road RV Park harmless from any and all claims, including those of third parties, arising out of or in any way related to renter(s) use of premises or items provided therein.  Renter(s) assumes the risk of injury or other losses relating to any recreational activities and will hold Pumphouse Road RV Park harmless with respect thereto.  Renter(s) agrees to indemnify Pumphouse Road RV Park for any damages to the grounds.  In the event that damage result from a renter(s) occupancy, Pumphouse Road RV Park is authorized to utilize the credit card on file.  Pumphouse Road RV Park is not responsible for articles left on premises.  There will be a $10.00 charge in addition to shipping charges for handling the return of any articles found.  Lost & Found will be held for 30 days.  After such time all items will be donated to charity.

 

6.     RENTERS LIABILITY:      Renter agrees to accept liability for any damages caused to the property by Renter or Renters guests, including, but not limited to, damage to the property in any way.  If damages are in excess of the security deposit being held, Renter agrees to reimburse Pumphouse Road RV Park for costs incurred to repair/replace damaged items.

 

7.     SLEEPING CAPACITY/DISTURBANCES:       Renters and all other occupants will be required to vacate the premises and forfeit the rental fee for any of the following:  A) occupancy exceeding the sleeping capacity stated on the reservation confirmation. B) Using the premises for any illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age.  C) Causing damage to the premises rented or to any of the neighboring properties.  D) Any other acts which interferes with neighbor’s right to quiet enjoyment of their property.  E) Objectionable behavior, profanity or excessive drinking.

 

8.     HOLD HARMLESS:            Pumphouse Road RV Park does not assume any liability for loss, damage or injury to persons or their personal property.  Neither do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing.  Nor will Pumphouse Road RV Park accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control

 

9.     ADDITIONAL TERMS AND CONDITIONS:   The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Pumphouse Road RV Park from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Pumphouse Road RV Park free and harmless of any claim or suit arising therefrom.  In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.  If guest violates any conditions of this agreement, Pumphouse Road RV Park may terminate this agreement and enter premises.  Upon notice of termination of this agreement, Renter shall vacate the premises immediately.  In the event, Pumphouse Road RV Park has to resort to legal process to enforce rights under this Agreement, Renter shall be responsible for reasonable Attorney fees and costs.  Renter agrees this contract is entered into in Winnsboro, SC, and consents to the personal jurisdiction of any property court located therein.

 

REMEMBER THAT YOU ARE RENTING ON OUR PRIVATE PROPERTY.  PLEASE TREAT IT WITH THE SAME RESPECT YOU WOULD LIKE SHOWN TO YOUR OWN.

 

This agreement does not create a tenancy or residence.

You must depart at the time stated in contract.

 

Pet Rules Agreement

PET RULES AGREEMENT

Please read our list of pet rules when staying here at Pumphouse Road RV Park.

You are responsible for your pet at all times.  We are not liable for any bites or attacks on any person or other animals during your stay.

Pets must be kept on a leash and never left unattended.

No tie down, runs, or houses.

Only friendly dogs allowed.

1 pet limit or total of 60 lbs.  Unless management approves.

Please do not let your pets into garden areas and let them urinate on plants.

If your pet destroys any items or plants, you will be responsible to replace.  Fee will be determined.

Do not let your pets go to the bathroom on other sites.

Your site must be kept clean of feces, bagged, and put in trash.

*If we have to clean up there will be a fee applied.
